The following rules have been established to ensure a family friendly atmosphere. Please note some rules are ZERO TOLERANCE and violation will result in immediate eviction with one hour to vacate.
PASSES AND ARMBANDS – Vehicle passes are required for all overnight guests. The passes must be completely filled out. Vehicles without a pass are at risk of being towed. Armbands are required to be worn and visible while in the pool and spa area for all guests six (6) years of age and older. Passes can be obtained from your rental manager or purchased at the Association office and the front gate security.
CRIMINAL ACTIVITY – All criminal activity is prohibited. This includes but is not limited to the consumption of alcohol by persons under 21 years of age, use, sale or possession of illegal drugs, igniting fireworks on condominium property, theft, vandalism and violence. ZERO TOLERANCE
PETS – Guests’ pets are prohibited. All service and support animals must be registered with security upon arrival and the appropriate documentation provided no later than check-in.
SMOKING – Smoking is permitted in the designated smoking areas located on the first and ground floor only. No smoking or vaping in elevators, elevator lobbies, stairwells, walkways to units, unit balconies and pool decks.
NOISE – The playing of radios, TVs and musical instruments must not exceed a reasonable volume at any time. Between the hours of 10:00pm CST and 10:00am all noise should be kept at a level that cannot be heard outside the unit. All guests should refrain from any activity that would disturb other residents including the use of profanity.
BALCONIES –Throwing items from balconies including spitting and pouring liquids is prohibited by Florida law. Climbing on balconies and over railings is also prohibited by Florida law. Children should not be left unattended on balconies. ZERO TOLERANCE
ELEVATORS – Do not jump or engage in rough play inside the elevators. This will activate the safety system and will cause the elevator to stop between floors confining you inside the elevator. There is a minimum charge of $500 if a technician determines the safety system was activated do to jumping or other negligent behavior.
WALKWAYS AND RAILINGS – The storage of items on the walkways and in the AC areas is prohibited. The hanging of items on balcony railings is prohibited. Items found in the walkways, AC areas and hanging on railings are at risk of being disposed of without warning.
LUGGAGE CARTS – Do not take luggage carts into condominium units. Please return all carts to their designated area on the first or ground floors. Do not leave carts in any walkways or in elevator lobbies on the second floor and above.
AMENTITIES – Amenity specific rules are posted in the respective areas. Wristbands are required for everyone six years and older on the pool decks. Pool & spa hours are 9:00 am – 10:00 pm CST.
TRASH CHUTES – Trash chutes are located on each floor. Trash chutes are for bagged household trash only. Do NOT put pizza boxes or other large items in the trash chutes. A dumpster is located on the west end of the ground floor for items that will not fit down the trash chute.
ADDITIONAL – Any behavior that is illicit, illegal, endangers the safety of another person, willfully causes damage to equipment, landscaping or the building and the refusal to comply with requests by Boardwalk staff or Security to alter behavior is prohibited. ZERO TOLERANCE
BEACH ACCESS – The West beach access is open 24 hours a day. The east beach access (near the children’s pool) is only open when the pool deck is open. The pool deck is closed from 10:00pm till 9:00am and when unsafe conditions including but not limited to inclement weather are present.

MAIN POOL, CHILDREN’S POOL AND SPA RULES
- Pools and Spas are for use by condominium owners and guests only.
- Condominium wristband must be worn by all owners and guests 6 years and older while on the pool deck, in the pool, spas, children’s pool and play area.
- No lifeguard on duty, swim at your own risk. Do not swim alone.
- Children 5 and under must take a break from the pools and spas the last ten minutes of each hour.
- No smoking, vaping or chewing of any tobacco products.
- No running, jumping or horseplaying.
- No playing in, diving from or jumping off fountain.
- No throwing or use of any balls or frisbees in the pool, spas or pool deck area.
- No flotation devices allowed in pool except infant floats, personal flotation devices & noodles.
- No furniture allowed in pool or spas.
- No rearranging of pool deck furniture.
- Personal music devices only permitted with use of earphones.
- Children not toilet trained must wear approved swimmers diapers.
- Bathers must wear proper swimming attire. No thong, T-back or cheeky suits, cutoffs, etc.
- No food or beverages in pool, spas or on wet deck (4 feet from pool). All food and drinks must be kept at the tables and chairs. FAC 64E-9
- No glass or animals in the fenced pool area. FAC 64E-9
- Shower before entering pool and spas. FAC 64E-9
- Children under 12 must have adult supervision at all times. FAC 64E-9
- Do not swallow the pool water. FAC 64E-9
- Do not enter the pool or use the splash pad deck jets if you are ill with diarrhea. FAC 64E-9
- Main Pool Bathing Load: 72 persons
- Children’s pool area bathing load: 21 persons
- Enter and exit spas slowly.
- No jumping into the spas. No toys in the spas.
- Do not swallow the spa water. FAC 64E-9
- Maximum water temperature: 104 degrees Fahrenheit.
- Pregnant women, small children, people with health problems and people using alcohol, narcotics or other drugs that cause drowsiness should not use spa without first consulting a doctor.
- Maximum use: 15 minutes. Long exposure may result in nausea, dizziness or fainting.
- Spa bathing load: 7 persons
The pool(s), spas and deck(s) will be closed when unsafe conditions are present. This includes but is not limited to inclement weather conditions such as high winds, lightening and/or heavy rain or the presence of fecal matter or vomit. When the main pool deck is closed access to/from the beach using the east beach access will be not be permitted. The west beach access is open 24 hours a day.
BEACH NOTICE – Double red flags indicate the Gulf waters are closed. Police and firefighters will issue fines to anyone who enters the gulf when double red flags are flying. Fines could be issued to anyone with a pet on the beach outside of designated pet areas. Animals are not allowed on the beach behind Boardwalk Beach Resort.
